There are simply fewer of them around, and for many agents that feels tougher. Fewer offers, more effort to get deals done.

But here’s the reframe.
Less buyers can actually mean better service.
When there are many buyers in the market, it can become very transactional and more like “order-taking” aka lots of enquiry, lots of opens, not much depth.
Now it’s different. This is a deal-making environment, and it’s a chance to slow down and really connect.
Instead of broadcasting to buyers, the focus shifts to understanding what they’re really looking for, and how the property fits.
And remember… around 2 in 10 buyers are also pipeline sellers. Every buyer conversation is a potential listing down the track.
So the opportunity right now is simple: don’t push harder, tune in better.
