Principle 1: Live Above the Line (The Life Leadership Model)
There is a single boundary line that separates the top 1% of real estate agents in Australia from the rest of the industry.
It isn't drawn by market conditions, suburb postcodes, or the Reserve Bank's interest rate decisions. It is drawn inside your own mind every single morning.
It’s called The Line—and it defines whether you view yourself as a Life Leader or a Victim of Circumstance.

The Comfort Zone That Destroys Pipelines
When an agent steps Below the Line, they surrender their leadership and default to the BED trap: Blame, Excuses, and Denial.
- Blame: "Clearance rates are down in my farm area, so buyers just aren't bidding."
- Excuses: "I didn't do my morning call block because I had to handle an urgent contract issue."
- Denial: "I don't need to track my conversion numbers; I know my local market inside out."
Going below the line is deeply comfortable because it protects the ego. If the market is to blame, underperformance isn't your fault.
However, there is a massive hidden cost: When you give away the blame, you hand over your leadership. If external factors dictate your lack of success, you declare that you are powerless to change it. You stop leading your career and start reacting to your environment.
Stepping Into Life Leadership (OAR)
High performers—true Life Leaders—live strictly Above the Line. They operate using OAR: Ownership, Accountability, and Responsibility.
To lead your market, you must first lead yourself through three daily disciplines:
- Ownership (Identity): You accept that every result in your business—good or bad—is a direct reflection of your choices, systems, and execution over the past 90 days. You don't wait for your principal or team leader to drive your pipeline; you own the steering wheel.
- Accountability (Standards): You don't hide from data. You track your daily inputs (calls, appraisals, follow-ups) because data doesn't lie, even when your emotions do.
- Responsibility (Action): When faced with a roadblock—a tough auction outcome or a seller turning down a price adjustment—you ask one question: "As the leader of this transaction, what is my above-the-line response right now?"
The 3-Second Shift
Living above the line doesn't mean you will never feel frustrated or tempted to vent. You are human.
The difference with Life Leaders is speed. They give themselves 3 seconds to feel the annoyance, catch the below-the-line thought, and shift:
The Below-the-Line Thought: "This seller is completely delusional about price."
The 3-Second Shift: "I haven't led this seller effectively with clear, live market evidence yet. What data do I need to bring to our next coffee to give them total clarity?"
