So before your next listing presentation, ask yourself two questions:

If you're thinking, “Their price is unrealistic” or “They won't agree to auction,” you've already created doubt.

Don't walk into the presentation hoping you'll convince them.

Get yourself convinced first.

Know your numbers. Know your strategy. Know why it's the best approach for that seller.

  1. Do I believe in my value?

When a seller challenges your fee, your marketing or your method of sale, don't flinch.

Don't rush to justify. Don't apologise. Don't discount.

Pause. Stay calm. Stand by your recommendation.

Because your posture under pressure tells the seller a lot about how you'll perform when the real pressure comes — particularly when you're negotiating with a buyer.
